· Understanding Land laws and requirements as a land steward (Non-Citizen/Citizen).

In Ghana, an indenture is a formal agreement between a buyer and seller that sets out the terms of a land transaction, including the purchase price, payment terms, and each party’s responsibilities. It documents a sale or lease and is often the first step in acquiring property, particularly unregistered or family-owned land.

A surveyor-prepared map showing the land’s coordinates, shape, dimensions, and orientation, as referenced in the indenture. After the indenture and site plan are submitted to the Lands Commission, the property may be registered and a Land Title Certificate or deed certificate issued as legal proof of ownership.

A Ghanaian Land Certificate of Title is official proof of ownership issued by the Lands Commission. It provides the strongest legal evidence of property rights and supports secure transactions, mortgages, and dispute resolution.
